Monica's tremendous marketing campaign initially drew us to her team but we chose the Monica Thapar team due to their knowledge & experience in the Etobicoke housing market. They did not disappoint us as the #1 team in Etobicoke. Historically they had a record in housing sales in the area and their approach with us confirmed their status. They had their 3M Plan that was quite concise and provided extensive services and support in all aspects of the process of selling our house. Some of the services included were : Stager consultant, drop off moving boxes & wrapping paper as well as tape, provided a garbage dumpster delivered in driveway to assist in purging the house, door knocking in the neighbourhood, flyers were distributed, organized a cleaning company before viewings, photographer, as well as the standard listing on MLS and followups to negotiate the various offers. Monica Thapar has lots of people to work for her. This wouldn't be a bad thing if those agents were well prepared and professional. All showings and open house were superficial. They were not presenting the features of my house. She promised advertise door by door, communication with her buying agents, nothing like that was ever done. Week by week was less and less communication. Luckily we had good neighbours who called us when the door was left unlocked after showings. She basically asked me to lower price and to accept 10k bonus payment towards the buyer's agent if sold to the selling price. Even though the price offered was 50k less, the buyer's agent took the bonus payment. Monica built the contract in such way to ensure the advance payment is covering her commission and they didn't bother to communicate with me when problems occurred with the buyers. Monica didn't verify the buyer's financial capability, therefore the closing date was postponed twice as they didn't receive mortgage approval in the first place. Monica recommended her lawyer to deal with our transaction. When we complained about her, he didn't take any action as he said it will be conflict of interest. It took more than 1 year to be able to digest everything that happened and to be able to write a review without anger and frustration. Shame on you Monica Thapar and team!
