Commercial Property Purchase in Richmond Hill | Jan 2026
Reza Zolfaghari has opened Celestia Restaurant & Lounge at the former LUXE RICHMOND location, despite reports that he owes millions of dollars to individuals and financial institutions. Adding to the irony, the property itself reportedly went through a power-of-sale process during his ownership. While many creditors are still seeking repayment, he appears focused on creating a new venue for entertainment, celebration, and enjoyment. - Aramesh
Home Purchase in Oak Ridges, Richmond Hill | Jan 2016
He’s around 60 years old but acts like he’s in his 20s. He’s out almost every night, partying, often looks like he’s on drugs, and is always with different women. He relies on Viagra and seems unable to live without that lifestyle. He walked away from his responsibilities and left his own children to be evicted and end up on the street. He’s a known scammer and cannot be trusted. There are multiple court cases connected to his name, and anyone dealing with him should check public records at the Newmarket court first. Overall, he’s extremely high risk and should be avoided. - Eshkan

I went to inform you about Reza Zolfaghari in connection with a mortgage application submitted using my name and personal information. Without my knowledge, authorization, or informed consent, Reza Zolfaghari prepared and submitted falsified documents, including fabricated income and tax-related documents, to a financial institution as part of a mortgage file in my name. I did not create, approve, review, or authorize any such documents. I relied on Reza Zolfaghari in a professional capacity, and that trust was abused in a manner that has caused me severe financial and reputational harm. As a direct result of these actions: • The bank has cancelled all of my accounts • A formal investigation/case has been initiated against me • My financial standing and reputation have been seriously damaged • I am now forced to defend myself against consequences of fraud I did not commit I want to be absolutely clear that I am a victim of fraud and identity misuse. I did not knowingly participate in any misrepresentation, nor did I benefit from it in any way. He also has many sexual assault cases in courts and he is drugs addict and he left his children and wife suffering homeless very dirty man - Rezwena
Home Sale in Oak Ridges, Richmond Hill | Aug 2025
We have recently learned about Mr. Reza Zolfaghari in connection with a power of sale property he previously owned and listed a few days ago. After conducting an investigation, we uncovered that several other properties linked to him or his companies are also in the foreclosure process. Additionally, we found that multiple individuals have reported they provided him with substantial amounts of money based on promises that he appears unable to fulfill. This is a concerning situation, and we advise anyone who may be affected to report their cases immediately to the licensing authorities, including RECO (information@reco.on.ca) and FSRA (contactcentre@fsrao.ca), to understand the complaint procedure. - Judy

I am writing this because I don’t want anyone else to go through what I went through with Reza Zolfaghari. In my experience, he is not just a bad agent — he is the worst person I have ever done business with. What happened to me went far beyond a simple mistake or misunderstanding. I was misled, manipulated, and left financially crushed. Reza hides behind an image of success, constantly pointing to all the properties he owns and the wealth he shows off. But in reality, in my experience, this is exactly how he traps people — using that image to gain your trust, get access to your money, and then turning everything into lies and excuses. He made promises, took advantage of my trust, and then completely betrayed me. I now see that my case is not unique. Others have reported similar experiences, and when you look at court records and disputes, there’s a clear pattern. To me, this is not a one-time issue — it looks like his way of doing business. If you value your money, your peace of mind, and your future, stay far away. Based on my experience, I can honestly say he is the worst person I have ever dealt with in real estate. - Dan mustang

Land Purchase in Richmond Hill | Jun 2024
Working with this realtor has been one of the most painful and expensive mistakes of my life. I trusted them and ended up losing nearly $200,000 in what I was told were “safe, short-term real estate investments.” They promised quick repayment with profit, told me their commission would back up the loan, and even gave me documents that made everything look official. I believed them because they presented themselves as a professional I could rely on. But after months of excuses, broken promises, and zero repayment, I realized it was all a lie. I wasn’t just losing money, I was losing sleep, peace of mind, and faith in people I thought I could trust. To make matters worse, I later discovered this agent is involved in multiple lawsuits in Ontario for ripping off other investors. Knowing this now makes me wish I had done more research before trusting them with such a large sum of money. The financial loss was devastating, but the betrayal hurt even more. Please, if you value your hard-earned money, do not make the same mistake I did. Don’t be fooled by the professional image, underneath it was nothing but dishonesty. - Daniel C
Commercial Property in Richmond Hill | Oct 2025
I am writing this as a serious warning to anyone considering doing business with Reza Zolfaghari. What happened to me was not just a bad deal — it was a calculated scam that left me financially devastated. Reza presents himself as successful and trustworthy, but behind that image is someone who, in my experience, uses charm and manipulation to gain your trust, gain access to your money, and then disappear with excuses and lies. I entered into a business agreement with him in good faith, and it ended in betrayal and massive financial loss. Since this happened, I’ve learned that multiple others have had similar experiences — some are even going through court battles right now. If you look into public records, you’ll find a pattern of lawsuits, property takeovers, and broken partnerships. This is not a one-time mistake — it appears to be his way of doing business. I wouldn’t wish this on anyone. If you value your time, money, or peace of mind, stay far away - Lotfi zadeh

Community Alert – Reza Zolfaghari Reza Zolfaghari continues to display a disturbing pattern of manipulative, greedy, and predatory behavior that has deeply harmed both his family and members of the community. At nearly 60 years old, he shamelessly pursues women less than half his age, using money, status, and fake charm to gain their trust only to manipulate, exploit, and discard them. Even more disturbing, he evicted his own family and children from their home, deliberately refusing to pay the mortgage in order to force them out and strip them of their legal rights. He has left his own children homeless, while he continues to live lavishly, party like a teenager, and portray himself as a respectable man in public. In business, he is no better—cheating clients, lying without hesitation, and leaving others to clean up the mess he creates. He has built a life on deception, using the legal system as a weapon and his public image as a shield. Reza Zolfaghari is not misunderstood—he is dangerous. His actions are intentional, calculated, and destructive. The community must be aware of the truth behind the image. - Alyah zadeh

Commercial Property Transaction in Richmond Hill | Jul 2025
Reza Zolfaghari is a well-known scammer in the Iranian community of Toronto and Richmond Hill, who has been defrauding people, businesses, and especially his fellow Iranians for years. He leads a luxurious lifestyle funded by the money of his victims and uses his persuasive skills to convince many to invest, only to bankrupt them midway through, making excuses while stealing their investments. In a recent case, he took control of a restaurant in Richmond Hill called Luxe Richmond, claiming the original owners weren't paying rent, even though they had agreed to run the business together without paying rent for an extended period. This was because they had invested all their money in building the restaurant on Reza Zolfaghari's commercial property. This is not an isolated incident; numerous other people have reported his fraudulent activities, and he has multiple cases in Ontario courts. His scams don't just target individuals. Last year, he claimed his Rolls-Royce was stolen in an insurance fraud scheme. It is rumored that he staged the theft with his accomplices, then smuggled the car out of Canada and sold it. Avoid any business dealings with this person and make sure to consult several Iranian businesses and lawyers familiar with his cases for more information about him. - Milad
I was looking at aliarbabihomes' Instagram videos when a burned house on Parkway Ave in January 2026 caught my eye. People commented on that post, insinuating that it was burned for insurance purposes as the market shifted to a buyer's market in the GTA. I did a bit of research on Google Maps and found that the house is located at 9 Parkway Ave, Thornhill, ON L4J 1Y2. It is a construction project by Express Direct, and upon further investigation, I discovered that the project and company are associated with Reza Zoulfaghari. After Googling him, I came across this page detailing numerous allegations, including substantial financial debts that I could confirm through Ontario Superior Court cases against him and his companies. I also found reports of a stolen Rolls Royce linked to Reza Zoulfaghari in 2024. I am genuinely concerned as to why these patterns have not caught the attention of authorities to initiate a serious investigation while he already received at least one Enforcement Order of $3,500 in 2024. As Canadian citizens, we pay a significant amount for home and car insurance and taxes and housing prices, and if these allegations are true, individuals like this are contributing to the higher cost of living for everyone in Canada. - David
